Let us help you with any section 5 notices that may need to be served on your lessees. We can do this very quickly once a sale has been agreed to us. We will do these notices at our own expense and will also deal with any queries that your lessees may have in connection with the sale.
We find that this speeds up the sale as the notices are served immediately and there is no delay with solicitors waiting for up fromt fees from clients before they will carry out any legal work. Most solicitors will want money on account before they carry out any work which often causes delays. Generally speaking we are able to serve the notices as soon as the sale is agreed therefore speeding up the sales process.
When you agree a sale on the freehold of a building that is arranged as flats the lessees must be given the "right of first refusal" by law. This means that the lessees must be served section 5 notices and given two months to decide whether or not they want to purchase the freehold for themselves. They have to match the offer that you have received and the building must be sold to them on the same terms that you have agreed to the buyer
